Choose the company who has the most complete sealing process with the best materials for the best price.
Most sealed crawl spaces can can be done for between $2-$3/sf depending on the amount of debris removal and the height of your crawl space.
The most important criteria for choosing a contractor is the there thoroughness of their sealing process.
This is thee most differentiating step between Sealed Crawl Encapsulation Companies!
1. Do they seal in: all the years of build up of all the mold and bile matter from critters
2. Do they simply sponge wipe and smear it and miss 25%+ around pipes and electrical wires …etc.
3. Or do they pressure spray the ENTIRE crawl CLEAN with a cleaning and mold remediation solution which sanitizes it for a FRESH START.
–If standing water problems … dig french drain and sump well ..add pipe, irrigation rocks, sump well and sump pump
-Dig under all pipes, water heaters … etc to place plastic underneath
-Hydro Cement all below ground foundation wall penetrations to water seal.
-Install initial 6 mil clear plastic layer/vapor barrier
-Seal all band joists penetrations before adding insulation
-Install insulation in band joists
-Team Changes cloths to preserve final clean layer
-Construct knee walls (if any)
-Hang lights throughout crawl and install remote light switch
-Install final 10 mil white plastic barrier covering entire crawl to TOP of wall (except last 3 inch per CODE … for termite inspectors)
xxxx–this keeps condensation coming through the wall behind the sealed plastic
-Additional 10 mil and 6 mil layers for higher traffic area’s
-Wrap and seal columns, double insulate and seal door(s) and vents
-Insulation: Spray foam walls to code or install Dow’s Thermax rigid board insulation to code
-Seal all penetrations including piping and electrical, sill plate, external penetrations in wall and ban joists before insulating.
-Run positive air into crawl at precise measured flow 1ffm per 50 ft crawl space for optimum flow for size of crawl.
-Install critter proof drain or sump (Sump well will be air sealed so as to easily install Radon system later if warranted)
* These micro steps within the macro steps are very important to the performance of your crawl and energy savings. Many company’s pick and chose the macro steps and very few do any of the micro steps because you wont know about them anyway and it costs them in labor and materials.
Some people have asked why I share the process. I tell them “Anyone can find out the steps online on Google video” but ask a DIY’er who has tried anything for the first time and see what there outcome was. I look back at my first DIY’er Pergo floor … uuurrrgghh. I remember my first water pipe fix with compression rings, that I was so proud of, that woke me up at 3am bursting with water flooding my home. Of all the DIY’ers who finally decided to go with The Sealed Solution Team of professionals and watched and some even helped said after watching that sealing the crawl properly would of taken them several months of weekends and would not come close to the sealed professionalism of trained technicians.
So to change a $200 toilet out … bravo …. pergo floors … bravo …but to swing it on such a major investment is not the best use of time to save money.
Air quality and sealing the crawl is the key if done improperly can lead to health concerns and a poor investment in what should be a fantastic energy saving process. Let Sealed Solution bring you and your family the area’s most COMPLETE and healthiest sealed solution in sealed crawl spaces.
